Overview
Every stay on Radius is 30 nights or longer. The Bookers are companies that place people in housing: insurance housing companies, relocation companies, healthcare staffing agencies, and corporate travel teams. They often book from the listing alone, without a call. They also filter their search, so a listing that is missing one of these settings can drop out before anyone reads it.
The six best practices
1. Set your monthly discounts (60, 90, 120, and 180 nights)
š Bottom line: Booking companies filter their search for listings that offer a monthly discount. A listing with 0% in every tier does not show up in that search.
Radius has five tiers: 1 month (29+ nights), 2 months (60+), 3 months (90+), 4 months (120+), and 6 months (180+). A stay gets one discount, from the longest tier it reaches. Tiers do not add up.
A monthly discount set on Airbnb does not sync to Radius. Set the tiers in your PMS if it supports length-of-stay discounts, or on the pricing step of the listing in Radius.
The 2, 3, 4 and 6-month fields need a value before you can submit the listing. The 1-month field is optional.
2. Keep month-to-month bookings turned on
š Bottom line: Insurance housing companies book month-to-month. A listing with month-to-month turned off does not show up for them.
Month-to-Month Eligibility is on by default on every listing. Check that it is still on in your listing settings.
About 90% of insurance placements extend. Radius holds your calendar for 120 days past the scheduled checkout so the stay has room to extend.
Every extension needs your approval within a short window: 48, 24, or 12 hours, based on how soon the stay ends. No response counts as a decline. Extensions bill at the original nightly rate.
š” About the 120-day hold: The hold may not feel good at first. It applies only when a Booker picks a month-to-month booking, and Bookers pick month-to-month when they expect the stay may need to extend, as insurance housing companies do. A Booker who knows the stay will not extend books a fixed term instead, and a fixed-term booking does not hold your calendar. Keep month-to-month on so the Bookers who need that option can book your listing.
3. Set a tour method and one clear point of contact
š Bottom line: Tours are common before a multi-month stay. Give Bookers one clear way to reach you, and answer tour requests quickly.
On each listing, choose Text us, Call for in-person, Request via website, or Self-guided. Add hours, access details, and what to expect on site.
Text us and Call use your company reservation line, never a personal cell. If you are a solo host without a reservation line, use Request via website or Self-guided.
Bookers can always click Request a tour in the inquiry thread, even if you have not set a method.

4. Import from Airbnb or your PMS instead of typing it in
š Bottom line: An imported listing keeps your calendar in sync, so the same nights cannot be double-booked, and it can go live the moment you submit.
A listing goes live on submit when it was imported, uses the Radius standard rental agreement, and passes the automated checks. Other listings go to a person for review, and most are approved within 24 business hours.
The sync is one-way. Radius reads from Airbnb or your PMS and never changes anything on your account there.
5. Use the standard rental agreement and a Firm cancellation policy
š Bottom line: The standard agreement is already attached to every new listing and qualifies for instant go-live. For insurance housing, the Firm cancellation policy is generally the better choice than Strict.
A custom agreement is allowed, but the listing then goes to a person for review.
The rental agreement is between you and the guest. Radius provides the template and the e-signature flow, and is not a party to it.
6. Keep the calendar open for long stays
š Bottom line: Insurance placements happen with very little lead time and run for months. A few scattered short bookings can block the dates a long placement needs.
Decide if each listing is for short-term or longer midterm stays, and keep its calendar consistent with that choice.

What is Radius?
A marketplace for furnished stays of 30 nights or longer. Companies such as insurance housing companies, relocation companies, and healthcare staffing agencies book through it. Radius provides search, booking, the e-signature rental agreement, and payments. The rental agreement is between the host and the guest.
Does Radius change anything in our PMS or on Airbnb?
No. The connection is one-way. Radius reads listings, availability, and nightly pricing, and never writes back.
A host set monthly discounts, but Radius shows none.
If the discounts were set on Airbnb, this is expected: Airbnb discounts do not sync. If they were set in the PMS and the tier fields in Radius are blank or 0%, the PMS is not passing them. In both cases, the host sets the tiers on the listing pricing step in Radius. A Hospitable monthly discount is different: it comes off every nightly rate, not a tier. See How pricing sync works.
What does Radius cost the host?
Free to list. An 8ā11% booking fee, and the host only pays when a booking takes place. No annual listing fee.
When does a listing go live?
Imported listings on the standard agreement that pass the automated checks go live on submit. Others are reviewed by a person, most within 24 business hours.
