How to connect OwnerRez to Radius

Publish your OwnerRez properties to Radius: enable the Radius channel, verify your Connection ID, import your properties as listings, and let availability, rates and bookings stay in sync both ways.

TL;DR: Radius is a channel inside OwnerRez, so you start on the OwnerRez side: enable the Radius channel, include the properties you want, then paste your Connection ID into Radius and confirm it with a code we email to your OwnerRez inbox. Your properties arrive as pre-filled draft listings you finish and publish. From then on OwnerRez keeps your Radius availability, rates, fees and content current β€” and every confirmed Radius booking is written back onto your OwnerRez calendar so the same nights can't be sold twice.

Overview

If you manage your accommodations in OwnerRez, you can publish them to Radius the same way you publish to any other channel β€” by switching Radius on inside OwnerRez. This connection works in the opposite direction from the Airbnb and Hospitable integrations: rather than authorizing Radius from a Radius screen, you enable Radius as a channel in OwnerRez, choose which properties it may see, and then prove in Radius that the OwnerRez account is yours.

Once connected, the two systems stay in step in both directions. OwnerRez β†’ Radius: your listing content, photos, availability, nightly rates, cleaning fee, other flat fees and taxes flow into Radius, and you control which of those Radius is allowed to keep updating. Radius β†’ OwnerRez: every confirmed Radius stay is written onto your OwnerRez calendar as a real booking with the money already collected, so those dates stop being sellable everywhere else you distribute.

Radius is for 30+ day stays. Your properties can carry any minimum stay in OwnerRez β€” on Radius they're bookable for a month or more, by insurance housing companies, corporate relocation and travel teams, healthcare staffing agencies, and direct guests.

How it works β€” step-by-step

1. Turn on the Radius channel in OwnerRez

In OwnerRez, go to Settings β†’ Channel Integrations, find Radius, and enable it. Then include the properties you want on Radius β€” that list is what Radius is allowed to see, and nothing outside it ever reaches us.
​

🏠 Host: Start small if you'd rather. Include one property, walk the whole flow through to a published listing, then come back and add the rest β€” new properties appear in Radius on the next refresh.

2. Copy your Connection ID

On that same Radius channel page in OwnerRez, find your Connection ID and copy it. It starts with ora and looks like oraXXXXXXXXX. This is how Radius recognizes your OwnerRez account in the channel feed.

πŸ’‘ Good to know: Your Connection ID isn't a password β€” OwnerRez prints it on your own channel page, and it often ends up in screenshots and support threads. That's exactly why the next step asks for a code as well: knowing the ID alone is never enough to claim your properties.
​

3. Paste it into Radius

In your Radius host dashboard, go to Integrations and find the OwnerRez card. Paste your Connection ID into the box and click Connect.

🏠 Host: Just switched the channel on? It can take a few hours before your account appears in the Radius feed. If you see "We can't see that Connection ID yet," give it a little longer, check that at least one property is included on the Radius channel, and try again.
​

4. Confirm the account is yours

Radius emails a six-digit code to your OwnerRez account's own inbox β€” the @inquiryspot.com relay address OwnerRez uses for that account, which lands wherever your OwnerRez inquiries land. Open the message from Radius, type the code into the field that has appeared next to your Connection ID, and click Verify.

🏠 Host: The code expires in 30 minutes and works once. Click Send a new code if it's gone stale β€” the old one stops working the moment a new one is issued. After five wrong attempts the code is cancelled and you'll need a fresh one.
​

πŸ’‘ Why the extra step: Because the code arrives inside the OwnerRez account being claimed, only someone who can actually get into that account can finish the connection. It's the same check the big listing sites run when someone claims a property.
​

5. Review your OwnerRez properties

The card flips to Connected and Radius pulls your property list straight away. Click Manage to open it. Each row shows the property's address, its OwnerRez name and its OwnerRez ID (starting with orp). Nothing has been imported yet β€” this is just the menu you choose from.

🏠 Host: List looks empty or out of date? Click Refresh from OwnerRez. It reads the channel feed there and then, and tells you how many properties it found.
​

6. Import the properties you want

Click Import as Listing on any property, or Import all to bring over everything not yet imported. Each import creates a draft Radius listing pre-filled from OwnerRez β€” address, property type, rooms, beds, bathrooms, occupancy, amenities, photos, description, house rules, nightly rates, availability, cleaning fee and any flat fees and taxes your rate settings publish.

🏠 Host: A draft is private. It isn't visible to companies or guests, and it isn't bookable, until you finish and publish it. Leave a property unimported and it simply stays off Radius.
​

πŸ’‘ Already have this property on Radius? Don't import it a second time β€” that would create a duplicate listing with none of your reviews or booking history. Use Link to an existing listing on the property row instead, and OwnerRez takes over syncing the listing you already have.
​

7. Finish and publish each listing

A few things Radius needs that OwnerRez doesn't carry. Open each draft and set them once:

  • Monthly term discounts, if you don't already have stay-length discounts in OwnerRez. You can add discounts for longer stays in OwnerRez, and Radius uses them to fill your term discounts: a 29+ night discount fills the 1-month tier, and 60, 90, 120 and 180+ night discounts fill the 2, 3, 4 and 6-month tiers. Each tier takes the best OwnerRez discount that applies at that length. If you change a tier in Radius, your change stays.

  • Cancellation policy

  • Your payout account, so Radius can pay you

Submit the listing when it's ready. Radius reviews it, and once approved it's live in search and bookable.

🏠 Host: Month-to-month nightly rates run 15–20% lower than a 2–3 night stay, but the gain in occupancy, lower wear and tear, and fewer turn cleans more than offsets it. Price for the month, not the night.
​

8. Let the sync run

From here it looks after itself. Radius reads your OwnerRez feeds on a schedule and also listens for OwnerRez's own update notifications, so a rate change or a newly blocked date reaches Radius without you doing anything. Block a date or change a rate in OwnerRez, and Radius follows.
​

You can always force it: Refresh from OwnerRez re-reads your property list, and Sync calendar re-reads availability, rates and fees for every imported property. The Last sync column on each row tells you when Radius last heard about that property.
​

9. Bookings flow back to OwnerRez

When a stay is booked on Radius, it's written onto your OwnerRez calendar automatically as a confirmed booking with payment already collected. Radius is the merchant of record: we take payment, hold the funds, and pay you β€” so the booking arrives in OwnerRez already marked paid, and those nights immediately stop being sellable on your other channels.

Funds are released 24h after guest check-in and land in your bank via ACH (2–5 business days). Free to list. 8–11% booking fee β€” deducted from your payout, not added on top of your rates.
​

🏠 Host: Manage the stay itself in Radius β€” messages, extensions, date changes and cancellations all happen here, and the resulting date changes are pushed to your OwnerRez calendar. Guest inquiries sent on Radius also arrive in your OwnerRez as Inquiries (chat/messaging is not supported by OwnerRez without a host asking for custom API access), so they're waiting in the tool you already work in.

What syncs, and who wins

Your OwnerRez connection has five switches on the Integrations page. Each one decides whether OwnerRez may keep updating a part of your Radius listings. Turn one off and those fields become yours to edit in Radius β€” they simply stay at their last synced values.

Availability and nightly rates can also be switched per property, on the property row. Turning off nightly rates is possible but not recommended: that listing's Radius rates stop following OwnerRez and go out of date when you change prices there. 🏠 Host: Your words are always yours. Radius seeds the title, description, neighborhood description and house rules from OwnerRez on import β€” but the moment you rewrite one in Radius, your version wins and later syncs leave it alone.
​

πŸ’‘ What never syncs: Check-in and check-out times, unit number, wifi details, time zone, your cancellation policy and your payout account are Radius-only and always yours to set. Radius also doesn't reproduce OwnerRez's percentage-based fees, optional add-on fees, or fees scoped to a season, guest count or stay length β€” there's no Radius field for them, so they aren't charged on a Radius booking. Anything you want collected here should be a flat fee in OwnerRez, which does carry across.

Common situations

My Connection ID isn't recognized

Radius can only see your account once it appears in the OwnerRez channel feed, which can take a few hours after you enable the channel. Check that the Radius channel is enabled and that at least one property is included on it, then try again a little later.
​

The verification code never arrived

The code goes to your OwnerRez account's @inquiryspot.com relay address, not to your Radius login email β€” so look wherever your OwnerRez inquiries land, and check your spam folder. Click Send a new code to issue a fresh one. If nothing arrives, open a ticket and we'll help.
​

A property isn't in the list

Click Refresh from OwnerRez. If it's still missing, the property probably isn't included on the Radius channel in OwnerRez β€” add it there, wait a little, and refresh again. Newly included properties never import themselves; they appear in the list for you to choose.
​

A row says "No longer on the Radius channel β€” sync paused"

That property has been removed from the Radius channel in OwnerRez, so there's nothing left to read. Its Radius listing stays exactly as it is and simply stops updating. Re-include it in OwnerRez and click Refresh from OwnerRez to resume.
​

I want to move an existing listing onto OwnerRez

Use Change sync source on the listing, or Link to an existing listing on the OwnerRez property row. The listing keeps its page, its URL, its reviews and its bookings β€” only the channel driving it changes. A listing is driven by one channel at a time, so linking it to OwnerRez detaches whichever channel held it before.

I need to cancel a Radius stay

Cancel it in Radius, not in OwnerRez. Radius holds the money and the guest relationship, so a cancellation made only in OwnerRez leaves the two systems disagreeing about a stay that is still being billed. We do notice a booking cancelled on the OwnerRez side and a person picks it up, but it's slower and messier for everyone β€” including the guest.

A teammate already connected OwnerRez for our company

The OwnerRez card names whoever connected it and shows how many of their properties are imported. If you manage a different OwnerRez account, connect your own from the same card β€” the two run side by side. Each OwnerRez account can only be connected to one Radius account at a time.
​

Disconnecting OwnerRez

Click Disconnect on the OwnerRez card. Listings you've already imported stay on Radius β€” they just stop syncing, and Radius stops writing bookings to your OwnerRez calendar. Anything already booked is unaffected. Reconnect any time to pick up where you left off.
​

Frequently asked questions

Does Radius change anything in my OwnerRez account?

Only your calendar, and only with bookings you earned. Radius writes confirmed Radius stays onto your OwnerRez calendar β€” and the date changes that follow from an extension or a change to one of those stays. It never edits your properties, your rates, your fee settings or your other channels.

Can I keep using OwnerRez alongside Airbnb or Hospitable on Radius?

Yes. The OwnerRez connection runs independently of the Airbnb and Hospitable connections. What can't be shared is a single listing: each Radius listing is driven by one channel, so a property synced from OwnerRez isn't also synced from somewhere else.
​

Do my OwnerRez fees and taxes carry over?

Your cleaning fee, your flat automatic fees and your tax rules do, as long as the Fees switch is on. Percentage-based fees, optional add-ons, and fees that depend on a season, guest count or stay length don't β€” Radius has nowhere to put them, so they aren't charged here. Set any of those up as a flat fee in OwnerRez if you want them collected on Radius bookings.

Will short stays start showing up?

No. Radius is 30+ day stays only, whatever minimum a property carries in OwnerRez. Your short-term availability on other channels is untouched, and Radius fills the gaps that short stays leave behind.
​

What happens to my guest reviews?

Reviews guests that are externally visible (not hidden) in OwnerRez come across to Radius and are shown on each listing respectively.
​

What does it cost?

Free to list, with an 8–11% booking fee. No annual fee and no monthly minimums. The booking fee is deducted from your payout rather than added on top of your rates.
