Why we recommend monthly discounts on every listing

Booking companies filter for monthly discounts, and Airbnb's discounts do not sync. How to set the four tiers in your PMS or in Radius.

Overview

Every stay on Radius is 30 days or longer. The companies that book them often filter their search to hosts who offer a monthly discount. This is common in insurance housing. A listing with no discount can drop out of that search before anyone reads it.

Radius has five monthly term discounts: 1 month (29+ nights), 2 months (60+ nights), 3 months (90+ nights), 4 months (120+ nights), and 6 months (180+ nights). Each one is a percentage off your nightly rate, applied at checkout for stays of that length. A stay gets one discount: the longest tier it reaches that has a discount. Tiers do not add up. The 1-month tier is optional. If you leave it empty, stays under 60 nights pay your nightly rate.

The 2, 3, 4 and 6-month fields need a value before you can submit the listing for review. 0% is accepted. The 1-month field is optional. A listing with 0% in every tier offers no long-stay incentive, and the booking companies that filter by discount will not see it.

šŸ  Host: If your listing syncs from Airbnb, the monthly discount you set on Airbnb does not come over. The Airbnb connection brings your nightly rate and your calendar. It does not bring Airbnb's weekly or monthly discounts. Until you set the tiers yourself, a 30+ day stay on Radius is priced at your normal nightly rate, with no discount at all.

How it works — step-by-step

1. Find where your discount lives today

If your PMS offers multi-month or length-of-stay discounts, set them there, so every channel stays in sync. If your PMS does not offer them, or you have not set them up, set them in Radius instead.

2. Set the discounts in your PMS and sync

Set the multi-month discounts in your PMS. After your PMS syncs, open the listing in Radius and go to the pricing step. The Monthly term discounts fields should show the values from your PMS. If they are blank or 0%, your PMS is not passing them over. Set them in Radius as in step 3.

3. Set the tiers in Radius

Open the listing in Radius and go to the pricing step. Under Monthly term discounts, enter a percentage for 2 months (60+ nights), 3 months (90+ nights), 4 months (120+ nights), and 6 months (180+ nights). Enter a value in all four, even if some are the same. To give stays of 29 to 59 nights a discount too, fill in 1 month (29+ nights). Save the listing.

Common situations

You have a monthly discount on Airbnb, but Radius shows none

This is expected. The Airbnb connection does not carry Airbnb's length-of-stay discounts. Set the tiers in Radius, or in your PMS if it supports them.

Your PMS has no long-stay discount setting

Set the tiers in Radius. Your PMS keeps your nightly rate and your calendar. Radius applies the tier discount on top: from 29 nights if you set the 1-month tier, otherwise from 60 nights.

You set 0% in every tier so you could submit

The listing can be submitted. Our review flags a listing with 0% in every tier as offering no long-stay incentive, and the booking companies that filter by discount will not find it. Enter a discount in at least one tier and save.

Frequently asked questions

Do I have to offer a discount?

No. The 2, 3, 4 and 6-month fields need a value, and 0% is accepted. The 1-month field is optional. We strongly recommend a discount in at least one tier, because booking companies filter for it.

Why does Airbnb's monthly discount not come over?

The Airbnb sync sends your nightly rate and your availability. Airbnb's weekly and monthly discounts are not part of that data, so Radius never receives them.

Which tier applies to a stay?

The highest tier the stay qualifies for. A 90-night stay gets the 3-month tier. A 200-night stay gets the 6-month tier.

I changed the tiers on a live listing. Do I need to resubmit?

No. Save the listing. Edits to a live listing do not take it offline.
