TL;DR: When your listings sync from Airbnb or a property management system (PMS), Radius copies your nightly rates for every date and keeps them up to date. Depending on the connection, Radius may adjust those rates by a percentage you control. Monthly term discounts are separate: you see and set them in Radius. We recommend you keep pricing sync on and change the adjustment, not the rates themselves.

Airbnb (through Hospitable Connect)
Radius copies the nightly rate Airbnb shows for each date, then applies your Airbnb price adjustment. Every host starts at 8.15% below the Airbnb rate. You can go lower to undercut Airbnb, set it to 0% to match Airbnb, or go above 0% to charge more on Radius.
To change it, open Integrations in Radius, find the Airbnb price adjustment card, and click Edit.
Airbnb's own weekly, monthly and length-of-stay discounts do not come through. If you offer them on Airbnb, add them on each listing's Pricing tab in Radius. A weekly or monthly Airbnb discount covers every Radius stay, so it belongs in the 1-month tier.
Hospitable
Radius copies the nightly rate Hospitable shows for each date. If you set a monthly discount in Hospitable, Radius takes that percentage off every night. Every Radius stay is a month or longer, so every Radius stay qualifies for it. A 15% monthly discount in Hospitable makes your Radius nightly rate 15% lower than the Hospitable rate.
If you have no monthly discount in Hospitable, your Radius rates match your Hospitable rates.
To change the adjustment, change your monthly discount in Hospitable. There is no separate setting for it in Radius.
Your monthly term discounts in Radius are extra. They come off the already-discounted nightly rate at checkout. If you have 60+, 90+, 120+ or 180+ night discounts in Hospitable, Radius uses them to fill the 2, 3, 4 and 6-month tiers. You can set or change any tier on the listing's Pricing tab, and the next sync does not overwrite your change.
OwnerRez
Radius copies your OwnerRez nightly rates as they are. There is no adjustment.
If you have stay-length discounts in OwnerRez, Radius uses them to fill your monthly term discounts. Each tier gets the best OwnerRez discount that applies at that length, so a single 60+ night rule fills the 2-month tier and every longer tier. If you change a tier in Radius, your change stays and the next sync does not overwrite it.
If you have no stay-length discounts in OwnerRez, set your term discounts on each listing's Pricing tab.
Monthly term discounts
Term discounts are set per listing in Radius, on the Pricing tab, in five tiers: 1 month (29+ nights), 2 months (60+), 3 months (90+), 4 months (120+) and 6 months (180+). They apply automatically at checkout.
A stay gets one term discount: the longest tier the stay reaches that has a discount. Tiers do not add up.
You must fill in the 2, 3, 4 and 6-month tiers before you submit a listing for review. 0% is accepted. The 1-month tier is optional. If you leave it empty, stays under 60 nights pay your nightly rate.
Why your Radius price differs from your Airbnb or PMS price
There are two usual reasons. First, the adjustment above: your Radius calendar shows a note such as "Rates include your 15% monthly discount from Hospitable" or "Rates are 8.15% below your Airbnb rates", and each date shows both rates when you hover over it.
Second, the price on your listing card is a summary. For synced listings, it is the median of your synced nightly rates for the next 90 days, after the adjustment. Guests pay each night's own rate, so one night can be higher or lower than the summary.
Can I turn off pricing sync and set my prices in Radius?
You can, but we don't recommend it. With pricing sync off, your Radius rates stop following your Airbnb or PMS rates and go out of date when you change prices there.
To make Radius prices higher or lower than your synced rates, change the adjustment instead: the Airbnb price adjustment card for Airbnb, or your monthly discount in Hospitable. To offer longer-stay discounts, set your monthly term discounts in Radius.
