How to connect Airbnb to Radius

How to connect your Airbnb listings to Radius with Hospitable Connect, import them as listings, and keep availability and pricing in sync. The sync is one-way — Radius never changes anything on Airbnb.

Overview

If you list on Airbnb, you can bring those listings onto Radius in a few clicks. This is the Airbnb connection on your Integrations page, powered by Hospitable Connect. Radius imports your Airbnb listings and then keeps each one's availability and details in step with Airbnb so you don't have to manage two calendars by hand.

The connection is read-only: Radius reads from Airbnb to keep your Radius listings current and never writes anything back to your Airbnb account. When a stay is booked, changed, or cancelled on Airbnb, Radius blocks those dates on Radius automatically, so the same nights can't be double-booked.

How it works — step-by-step

1. Open Integrations and connect Airbnb

In your Radius host dashboard, go to Integrations. Find the Airbnb row — "Import your Airbnb listings and keep calendar availability in sync. Powered by Hospitable Connect." — and click Connect.

2. Authorize your Airbnb account

Clicking Connect takes you to Hospitable to authorize your Airbnb account. Sign in and grant access, and you'll be sent straight back to Radius — there's no token or key to copy.

3. Wait a few seconds while Radius syncs

Back on Radius, the Airbnb row shows Syncing… while it waits for Airbnb to finish activating. You'll see "Airbnb authorized. Syncing your listings — this usually takes a few seconds." This is automatic; you don't need to do anything.

🏠 Host: The status moves from Syncing… to Connected on its own once Airbnb activates. Large accounts can take a little longer.



4. Your listings import automatically

As soon as Airbnb is connected, Radius imports your Airbnb listings as draft listings and takes you to them — "Importing your Airbnb listings and taking you to them." Each draft is pre-filled from Airbnb: title, address, capacity, photos, and amenities.

🏠 Host: You don't have to import anything by hand. If a listing doesn't appear, head back to Integrations, click Manage on the Airbnb row, and use Refresh Listings to pull it in.

5. Finish and publish each listing

An imported draft still needs a few Radius-specific details before it can go live — your pricing, cancellation policy, house rules, and anything Radius couldn't map from Airbnb. Click Complete Listing to finish it, then publish.

6. Choose what stays in sync

On the Airbnb row, click Manage to control what Radius keeps in step with Airbnb. Four settings are on by default, and you can turn any of them off to manage that part yourself in Radius:

  • Sync listing details from Airbnb — description, address, capacity, amenities, photos, and cleaning fee. A title or description you've edited in Radius is kept as-is and won't be overwritten.

  • Sync availability from Airbnb — your open and blocked dates.

  • Sync nightly pricing from Airbnb — your nightly rates (minus any discount you set).

  • Sync fees from Airbnb — your cleaning fee.

🏠 Host: Turn off any setting to manage that part by hand in Radius — whatever you've already got stays frozen as-is. Availability and the others keep syncing independently.

7. How ongoing sync works

Once a listing is connected, syncing is automatic. Radius refreshes each connected listing's Airbnb availability and nightly rates several times a day, and when a stay is booked, changed, or cancelled on Airbnb it refreshes that listing's calendar right away so the dates can't be double-booked. The Refresh Listings and Sync Calendar buttons are optional — they force an update on demand, but you don't need them for normal use.

💡 Good to know: Sync is one-way (Airbnb → Radius). Radius reads from Airbnb to keep your listings current and never changes anything on your Airbnb account. It syncs your availability — the open and blocked dates — not the Airbnb reservations themselves, so Airbnb guests don't appear as Radius bookings.

Common situations

I manage more than Airbnb

If you run Vrbo, Booking.com, or other channels through Hospitable, use the full Hospitable or other PMS connection instead — it pulls every property across all your channels, not just Airbnb. See How to connect Hospitable to Radius. You use one Hospitable-based connection or the other, not both.

A new Airbnb listing isn't showing up

Click Manage on the Airbnb row, then Refresh Listings to pull your latest Airbnb listings. New listings import as drafts you can then complete and publish.

I want to manage some details myself

Turn off the matching setting under Manage — listing details, availability, nightly pricing, or fees. Whatever you turn off stays frozen at its current state and you manage it by hand in Radius; the rest keeps syncing.

Disconnecting Airbnb

Click Disconnect on the Airbnb row. Your imported listings stay on Radius, but they stop syncing — availability no longer updates from Airbnb until you reconnect.

Switching to the full Hospitable connection

If you later connect the full Hospitable integration, it replaces the Airbnb-only connection, and Radius asks you to confirm the switch first. Your imported listings stay; they simply move to syncing through the Hospitable connection.

Frequently asked questions

Does connecting change anything on Airbnb?

No. The sync is one-way — Radius only reads from Airbnb to keep your Radius listings current. It never edits your Airbnb listings, calendar, or pricing.

Will this import my Airbnb reservations?

It imports your availability, not the reservations themselves. Stays booked on Airbnb show up as blocked dates on your Radius calendar so you can't be double-booked, but they don't appear as Radius bookings.

Do I still set my own pricing on Radius?

By default Radius keeps your nightly rates in step with Airbnb (minus any discount you set). Prefer to price independently? Turn off Sync nightly pricing from Airbnb under Manage and set your own Radius rates — they'll stay frozen from then on.

How is this different from the Hospitable connection?

The Airbnb connection syncs Airbnb only. The Hospitable connection syncs every property you manage in Hospitable, across all of your channels. Use Airbnb if Airbnb is all you need; use Hospitable if you run multiple channels. You can only have one of the two active at a time.

How often does my calendar update?

Radius refreshes your Airbnb availability and nightly rates automatically several times a day, and immediately whenever a stay is booked, changed, or cancelled on Airbnb. You can also force a refresh with the Refresh Listings or Sync Calendar buttons.
