How refunds and cancellations work

Cancellation policies on Radius: Firm and Strict tiers, Long-Term Override, refund timing, and host cancellation consequences.

TL;DR. Every Radius listing uses one of two cancellation policies — Firm (default) or Strict. The policy is shown on the listing and locked into your booking at checkout. The flat 8% booking fee is non-refundable except when Radius cancels the booking.

The two policies

Every listing on Radius has one cancellation policy, set by the Host. The policy is shown on the listing and locked into your booking at checkout — no surprises.

Firm (default — most listings)

  • Full refund of accommodation charges if cancelled 30 or more days before check-in

  • Inside 30 days: billed for nights stayed plus up to 30 additional nights

Strict

  • 48-hour grace window after booking — but only if check-in is still 28 or more days away. Full refund if cancelled within this window.

  • Outside the grace window: billed for nights stayed plus up to 30 additional nights (same as Firm)

Long-Term Override

Because all Radius stays are 30+ nights, a Long-Term Override applies to every booking and takes precedence when stricter than the cancellation tier:

  • After check-in: responsible for nights already stayed plus the next 30 days from the cancellation date

  • Beyond that 30-day window: refunded at 50%

  • Cancellations within the final 30 days of a stay receive no refund

How a Booker or Guest cancels

  1. Open the booking from My Bookings

  2. Click Cancel booking

  3. Review the refund preview — you'll see exactly what's refundable based on the listing's policy and how many days remain to check-in

  4. Confirm. The refund is initiated within one business hour

Host cancellations

If a Host cancels a confirmed booking, the Booker receives a 100% refund. The Host may face:

  • A search-rank reduction for 90 days

  • A cancellation fee of $50 or 10% of the booking total (whichever is greater), deducted from their next payout

  • Possible account suspension for repeated cancellations

The cancellation fee may be waived if Radius determines extenuating circumstances applied.

Booking fee on cancellation

The flat 8% booking fee is non-refundable in all cancellation scenarios, except when Radius cancels the booking or extenuating circumstances apply.

Refund timing

Refunds are initiated within one business hour of the qualifying event. After initiation:

  • Card payments: 5–10 business days to appear

  • ACH or bank transfer: 2–5 business days to appear

Wire-paid bookings are refunded by ACH unless otherwise agreed.

Damage claims

Damage claims are resolved directly between the Host and the Guest (or Booker). Radius is not a party to the transaction — the rental agreement governs the terms, and Stripe is the payment processor. If you and the other party can't reach agreement, you may need to pursue resolution through your own insurance or other remedies outside the Platform.

Booker placements (insurance, corporate)

When a Booker places a stay on behalf of a displaced policyholder or relocating professional, the Booker (or the Guest) can initiate the cancellation. The refund flows back to whoever paid — typically the company's payment method on file.
