How to list your property on Radius

Step-by-step on listing a 30+ day furnished accommodation on Radius. Account, property details, photos, pricing, calendar, and going live.

TL;DR. Listing a furnished accommodation on Radius takes about 20 minutes and goes live the same day. You'll add property details, photos, monthly pricing, and connect your calendar. The flat 8% booking fee is deducted from your payout — no annual listing fee.

Before you start

Have ready: A few high-quality photos of the unit (interior, exterior, kitchen, bedroom, bathroom); bank account details for direct deposit payouts; your minimum-stay rule (30+ days is required); monthly rate and any multi-month discounts.

Step 1 — Create your Host account

Go to bookradius.com/register?next=/become-a-host. You'll create an account with email + password, then verify your email.

Step 2 — Add your property

Click List a property. Walk through:

  • Address — the building address. Bookers and Guests see the city + neighborhood until a stay is booked; the exact street address is shared post-confirmation.

  • Type — apartment, townhouse, single-family home, condo. Pick what most accurately describes the unit.

  • Bedrooms / bathrooms / square footage / max occupancy.

  • Amenities — Wi-Fi, parking, pet policy, in-unit laundry, gym, pool, utilities-included flag, etc.

  • Description — 2–4 short paragraphs. Lead with what makes this unit work for a 30+ day stay (kitchen, workspace, neighborhood walkability). Avoid nightly-rental marketing language.

Step 3 — Photos

Upload 8–15 photos minimum. Order matters — the first photo is your hero. Best practices: wide-angle, daylight, no clutter; hero shot = main living area or kitchen; include a workspace photo if you have one (midterm guests often work remotely); a bedroom photo with made bed, a bathroom photo, kitchen photo.

Step 4 — Set monthly pricing

Enter your base monthly rate. You can also set: multi-month discounts (e.g., 5% off at 60 days, 10% off at 90+); cleaning fee; pet fee (if you allow pets).

The price you set is the price Bookers and Guests see. The flat 8% booking fee is deducted from your payout when a booking is paid out — not added on top of the rate.

Step 5 — Calendar

Connect your availability. You can either: block dates manually in the Radius calendar, or sync an existing iCal feed (from another platform you list on).

Real-time availability is the foundation of how Bookers find your unit, so keep your calendar accurate.

Step 6 — Set your cancellation and extension policies

Choose: Cancellation policy — Firm (default) or Strict. Firm gives a full refund if cancelled 30+ days before check-in. Strict adds a 48-hour grace window after booking but is otherwise the same. We recommend Firm for most listings. Extension policy — Allow extensions if you can be flexible. Insurance Bookers especially filter for extension-friendly properties because ~90% of insurance stays get extended due to restoration delays.

Step 7 — Activate

Review the listing preview, then click Publish. You're live the same day. Bookers can find you in real-time search; Guests can book directly off your live calendar.

What happens next

When a booking comes in, you'll get an email and an in-app notification. The Booker (or direct guest) pays at booking; your payout is released after the guest checks in. Communication with the guest happens in-platform, with the freedom to take the conversation off-platform once you've connected.
