How to list your property on Radius

Two ways to list a 30+ day furnished accommodation on Radius: import it from Airbnb or your PMS (fastest, keeps your calendar in sync), or add it by hand in about 20 minutes.

TL;DR: There are two ways to get a property onto Radius. If you already list on Airbnb or run a PMS, import it — Radius pulls your property in pre-filled and keeps your calendar in sync, so you only fill the gaps. If you don't list anywhere else, add it by hand in about 20 minutes. Either way your listing can go live the same day, and Radius charges a flat 8% booking fee deducted from your payout — no annual listing fee.

💡 Tip: If the property is on Airbnb, import it. Keeping two calendars aligned by hand is how double-bookings happen, and the import takes that off your plate.

Option A — Import from Airbnb or your PMS (fastest)

Radius connects to your existing channel, pulls each property in as a draft listing that's already filled out, and then keeps its availability current. The sync is one-way: Radius reads from Airbnb or your PMS and never changes anything on your account there.

Pick the connection that matches how you operate:

  • Airbnb — you list on Airbnb and that's it. Radius imports every Airbnb listing automatically and can keep details, availability, nightly pricing, and cleaning fees in step. Full walkthrough: How to connect Airbnb to Radius.

  • Hospitable — you run more than Airbnb (Vrbo, Booking.com, and others) through Hospitable. Radius lists every property you manage there and you choose which ones to import. Full walkthrough: How to connect Hospitable to Radius.

🏠 Host: Use one or the other, not both. Connecting Hospitable replaces an existing Airbnb-only connection, and Radius asks you to confirm the switch first. Guesty, Hostaway, and OwnerRez are marked Coming soon on the Integrations page.

How the import works

The short version, in four steps:

  • 1. Connect — go to Integrations in your host dashboard and click Connect on the Airbnb or Hospitable row. You'll authorize your account, then land back on Radius. There's no token or key to copy.

  • 2. Radius pulls your properties — Airbnb listings import on their own. Hospitable properties appear in a list where you click Import as Listing on the ones you want.

  • 3. Finish each draft — click Complete Listing and fill in the Radius-specific details the import couldn't cover.

  • 4. Publish — the listing goes live and its calendar keeps syncing from then on.

What imports, and what you still set

💡 Tip: An imported description was written for nightly travelers. Give it a quick edit for 30+ day stays — lead with the workspace, laundry, kitchen, and neighborhood. A title or description you edit in Radius is kept as-is and won't be overwritten by the sync.

Everything below applies to an imported listing too. Skip the fields the import already filled and use it as your checklist for the rest.


Option B — Add your property by hand

Before you start

Have the following ready so you can complete setup in one sitting:

  • 8–15 high-quality photos of the property

  • Bank account details for payout setup (via Stripe)

  • Your minimum-stay rule (Radius requires 30+ day stays)

  • Monthly rate and any multi-month discounts you want to offer

Step 1 — Create your Host account

Go to bookradius.com/register and create your account. You'll need to verify your email before continuing.

💡 Tip: If you already have a Radius account, sign in and navigate to Become a Host from the menu.

Step 2 — Add your property details

Fill in the property information form. Here's what to expect:

Description

2–4 paragraphs. Lead with features that matter for 30+ day stays: workspace, laundry, kitchen, neighborhood walkability.

Step 3 — Upload photos

Upload 8–15 photos. Order matters — the first image is the hero photo that Bookers and Guests see in search results.

Photo tips:

  • Use wide-angle shots in natural daylight

  • Remove clutter before shooting

  • Hero photo should be the living area or kitchen

  • Include a dedicated workspace photo — midterm Guests need to know they can work comfortably

  • Show the kitchen, bathroom(s), bedroom(s), and any outdoor space

Step 4 — Set your monthly pricing

Configure your rates and optional fees:

  • Base monthly rate — the price Bookers and Guests see at search

  • Multi-month discounts (optional) — e.g., 5% off at 60 days, 10% off at 90+ days

  • Cleaning fee — one-time, added to the booking total

  • Pet fee — added when a Guest brings a pet

🏠 Host: The price you set is the price Bookers and Guests pay — nothing is added on top. Radius deducts a flat 8% booking fee from your payout. You receive 92% of the nightly rate plus 100% of add-ons. See How does the booking fee work? for details.

Step 5 — Connect your calendar

Keep your availability accurate so Bookers can find your property:

  • Connect Airbnb or your PMS — the best option if the property is listed elsewhere. Availability updates on its own whenever a stay is booked, changed, or cancelled. See How to connect Airbnb to Radius or How to connect Hospitable to Radius.

  • Sync an iCal feed — if you manage availability in another calendar or platform.

  • Block dates manually — for periods you know are unavailable.

💡 Tip: Real-time calendar accuracy is critical. Bookers filter by availability — an out-of-date calendar means your listing won't appear in results when it should.

Step 6 — Submit for review

When every section is complete, click Submit for review. The status changes to Under review and your listing goes to the Radius team.

You don't publish a listing yourself, and you don't need to. An imported listing on our standard rental agreement that clears every check goes live the moment you submit; anything else goes to a reviewer first. See What happens after you submit your listing for what to expect.

What happens next

A listing imported from Airbnb or your PMS goes live the moment you submit it, as long as it uses our standard rental agreement and clears every check. Everything else goes to someone on the Radius team, usually within 24 business hours. We'll email you either way: approved, and it goes straight into inventory; or sent back to Draft with a note naming the change we need. Once live, Bookers and Guests can find your property through search, and you'll be notified when a booking request comes in. Full detail in What happens after you submit your listing.

Frequently asked questions

Which should I use — import or add by hand?

If the property is on Airbnb or in a connected PMS, import it. You skip most of the setup and your calendar stays accurate on its own. Add it by hand only if Radius is the only place you're listing it.

Can I import later if I've already added a listing by hand?

Yes. Connect Airbnb or your PMS from Integrations whenever you like. Your existing listings stay where they are, and the connection brings in anything that hasn't been added yet.

Does connecting change anything on Airbnb or my PMS?

No. The sync is one-way. Radius reads from your account to keep your Radius listings current and never edits your listings, calendar, or pricing there.

Will importing bring over my existing reservations?

It brings over your availability, not the reservations. Stays booked elsewhere show up as blocked dates on your Radius calendar so you can't be double-booked, but they don't appear as Radius bookings.

Do I still control my Radius pricing?

Yes. You confirm your Radius pricing when you complete each listing. On the Airbnb connection, nightly rates keep syncing by default — turn off Sync nightly pricing from Airbnb under Manage if you'd rather price independently.
