Who are Hosts?

On Radius, a Host is anyone who lists a furnished accommodation for midterm stays. The platform is built for 30+ night bookings, and the Hosts who list on it reflect that focus β€” they're experienced operators who understand longer-term guests and the workflows that come with them.

Hosts fall into three broad categories:

Corporate housing companies

These are companies that own or lease furnished inventory specifically for midterm and extended stays. They typically operate multiple units across one or more markets and have dedicated staff managing turnovers, guest communication, and maintenance.

On Radius, corporate housing companies list their direct inventory β€” the same units they may also offer through direct sales channels. Radius gives them access to demand from insurance housing companies, corporate relocation teams, healthcare staffing agencies, and direct guests without the back-and-forth of email-based quoting.

Property managers

Property managers operate furnished accommodations on behalf of property owners. They handle everything from listing and pricing to guest communication and maintenance β€” the owner provides the property, and the manager runs the day-to-day.

Property managers on Radius range from boutique operators managing a handful of units to larger firms with portfolios across multiple cities. Many also manage listings on other platforms and use Radius's calendar sync integrations (Hospitable, OwnerRez, Guesty, Hostaway, or iCal) to keep availability in sync.

Individual and institutional landlords

Radius is also open to landlords β€” both individuals who own one or two furnished units and institutional owners with larger portfolios. What matters is that the accommodation is furnished, available for 30+ night stays, and meets Radius's listing requirements.

Individual landlords often list a single property β€” a furnished condo, a guest house, or a second home they make available between personal use. Institutional landlords may own dozens of units and operate more like a corporate housing company, but without the full-service management layer.

What all Hosts have in common

Regardless of category, every Host on Radius:

  • Lists furnished accommodations β€” apartments, houses, condos, or townhouses ready for move-in on day one.

  • Sets their own pricing β€” nightly rates, cleaning fees, minimum and maximum stay lengths.

  • Chooses a cancellation policy β€” either Firm (default) or Strict.

  • Chooses a booking mode β€” Instant Book (confirmed automatically) or Request to Book (Host approves each booking).

  • Completes Stripe onboarding β€” identity verification and bank account connection for payouts.

  • Communicates through the platform β€” messages, booking updates, and extension requests all happen in-app.

Where demand comes from

Hosts on Radius receive bookings from three midterm verticals:

  • Insurance housing β€” insurance housing companies placing displaced policyholders in furnished accommodations while their property is being repaired. About 90% of these bookings extend at least once.

  • Corporate relocation β€” relocation management companies and corporate travel teams placing relocating employees or project-based travelers in 30–180 night stays.

  • Healthcare staffing β€” staffing agencies placing traveling nurses, physicians, and allied health professionals on 30–90 night assignments.

Direct guests β€” individuals booking 30+ night stays on their own β€” also use the platform.

Insurance housing opt-in

Insurance housing bookings have unique requirements β€” including a calendar blocking period and structured extension workflows. Frequently asked questions

Do I need to be a licensed property manager to list on Radius?

No. Individual landlords, institutional owners, property managers, and corporate housing companies can all list on Radius. You need legal authority to list the property (ownership, a lease that permits subletting, or written authorization from the owner) and the accommodation must be furnished and available for stays of 30 or more nights.

Can I list on Radius and other platforms at the same time?

Yes. Many Hosts list on multiple platforms. Radius integrates with Hospitable, OwnerRez, Guesty, and Hostaway for two-way calendar sync, and supports iCal feeds from platforms like Airbnb to keep availability in sync across channels.

What does Radius charge Hosts?

What types of properties can I list?

Radius supports four property types: apartments, houses, condos, and townhouses. All listings must be entire-home (private rooms are not currently supported) and furnished β€” ready for a guest to move in on day one.
