Overview
Every Radius booking is governed by a single rental agreement between the Host and the Guest. The agreement locks in the stay dates, pricing, cancellation policy, House Rules, damage deposit terms, and any partner overlays — everything both parties need before the stay begins.
There are two paths to a signed agreement:
Direct booking — the Guest reviews and signs the agreement at checkout, directly in the Radius platform. One step.
Booker-placed booking — a Booker working on behalf of a company (insurance housing, corporate relocation, healthcare staffing) reviews and approves the agreement first, confirming they have authority to book on the Guest's behalf. The Guest then signs in the platform. Two steps, same agreement.
Either way, the result is the same: one signed agreement, one binding document. Radius provides the platform, processes payments, and routes disputes — but we're not a party to the agreement itself.
How it works — step-by-step
The agreement workflow depends on who starts the booking. Both paths end with the same result — one signed agreement governing the stay — but the steps are different.
Path A: Direct booking (Guest books for themselves)
1. Guest finds a property and starts checkout
The Guest searches listings, selects a property, and begins checkout. The rental agreement is generated automatically based on the Host's pre-configured terms — cancellation policy, House Rules, damage deposit, and any partner overlays.
2. Guest reviews and signs the agreement
At checkout, the Guest sees the full rental agreement and all appended terms. The Guest reviews everything and signs directly in the platform — no separate email, no external documents.
👤 Guest: Read the agreement carefully before signing — it covers the cancellation policy, House Rules, damage deposit, and any partner terms. Once you sign, those terms are locked in for the duration of the stay.
3. Booking confirms
What happens after the Guest signs depends on the Host's booking mode:
Instant Book — the booking confirms automatically. The Host opted into the standard agreement during onboarding.
Request to Book — the Host reviews and accepts the booking first (they have 24 hours). Once the Host accepts, the Guest signs, and the booking confirms.
Path B: Booker-placed booking (Booker books on behalf of a Guest)
1. Booker finds a property and enters Guest details
The Booker searches listings on behalf of the Guest, selects a property, and begins checkout. During checkout, the Booker enters the Guest's details — name, contact information, and move-in context. This information pre-fills the rental agreement so the Guest sees accurate terms when it's their turn to sign.
👥 Booker: Enter the details of the person who will actually stay at the property. This is who the rental agreement will be executed with — the Guest, not you.
2. Booker reviews and approves the agreement
Before payment is finalized, the Booker reviews the full rental agreement — cancellation policy, House Rules, Terms of Service, Privacy Policy, damage deposit, and any partner overlays. By approving, the Booker confirms two things: that the terms are acceptable for this placement, and that they have the authority to book on behalf of the Guest.
👥 Booker: Approving is not the same as signing. You're confirming that you have the authority to place this booking on the Guest's behalf and that the terms work for your organization. The Guest still signs the agreement themselves in the next step.
3. Guest receives the agreement and signs
Once the Booker approves, the Guest receives an email from Radius with a link to review and sign the rental agreement directly in the platform. The agreement is pre-filled with the Guest's information that the Booker provided. The Booker is CC'd so both parties see the same document.
👤 Guest: Click the link in the email to open Radius. You'll see the full rental agreement — read through it, ask questions of the Host or Booker in the conversation thread if anything is unclear, and sign when you're ready. Everything happens in the platform.
4. Booking confirms
Same as a direct booking — confirmation depends on the Host's booking mode:
Instant Book — the booking confirms automatically after the Guest signs.
Request to Book — the Host reviews and accepts the booking first (they have 24 hours), then the agreement is sent to the Guest for signature.
🏠 Host: Both paths end the same way for you. You'll see every signed agreement in your messages thread. Your cancellation policy, House Rules, and damage deposit carry into each agreement automatically — you set them once at the listing level during onboarding.
What's included in the agreement
Every rental agreement is a standardized document with these terms appended automatically:
Cancellation policy
The Host selects either Firm or Strict during onboarding. That policy applies to every booking on the listing and is appended to every agreement. Full details in How refunds and cancellations work.
House Rules
The Host's property-specific rules — quiet hours, pet policies, smoking, maximum occupancy, and anything else the Host requires. Included in the agreement and acknowledged when the Guest signs.
Damage deposit
If the Host requires a damage deposit (refundable, non-refundable, or custom terms), those terms are included in the agreement. The Guest sees exactly what applies before signing.
Terms of Service and Privacy Policy
References to Radius's Terms of Service and Privacy Policy are appended. By signing, the Guest acknowledges these apply to the booking and their use of the platform.
Partner overlays (when applicable)
If the Host is a partner Host — for example, part of a partner arrangement with an insurance housing company or an RMC — additional partnership terms are appended automatically. The Host already agreed to these overlays when they accepted the partnership, so no extra step is needed at booking time.

Is Radius a party to the rental agreement?
No. The agreement is between the Host and the Guest. Radius provides the platform, processes payments, and routes disputes, but the agreement itself is between the two parties to the stay.
What does "Booker approval" actually mean?
When a Booker approves the rental agreement, they're confirming two things: that the terms are acceptable for this placement, and that they have the authority to book on behalf of the Guest. The Booker does not sign — the Guest signs. Approval and signature are separate steps.
What if I'm a Guest booking directly — no Booker involved?
You'll see the rental agreement at checkout and sign it directly in the platform as part of completing the booking. Same terms apply — cancellation policy, House Rules, TOS, Privacy Policy — and any partner overlays appear automatically if the Host is in a partnership program.
Can the terms change after I've signed?
No. The terms locked in at the time of signing are the terms that govern the booking. A Host can update their cancellation policy or House Rules for future bookings, but changes never apply retroactively to agreements already signed.
I'm a Host — do I sign every agreement individually?
It depends on your booking mode. Instant Book: your onboarding consent covers the standard agreement template — agreements generate automatically when a Guest books. Request to Book: you accept the booking first (you have 24 hours), and then the agreement is sent to the Guest for signature. Either way, your cancellation policy, House Rules, and damage deposit carry into every agreement automatically.
Can I modify the agreement before signing?
