TL;DR. Extensions happen in-platform on Radius — no email re-quotes, no surprises. The standard flow (corporate, healthcare, direct guest): the Booker or Guest requests an extension, the Host approves, payment is charged to the original payment method automatically. Insurance housing extensions follow a separate workflow with a 6-month Off-Market Period and a Notice to Vacate (NTV) window — see the dedicated section below.
The two extension flows
Radius has two extension workflows depending on who placed the booking:
Standard extensions — used for corporate relocation, healthcare staffing, and direct guest bookings.
Insurance housing extensions — used when an insurance housing company places a stay through the Book-for-Others workflow. About 90% of insurance bookings extend at least once because adjusters approve housing in increments.
Standard extensions (corporate, healthcare, direct guest)
If you're a Booker or Guest (requesting an extension)
Open the booking from My Bookings.
Click Request extension.
Pick the new checkout date.
Review the cost — Radius prorates the rate based on the Host's monthly price for the additional days.
Submit. The Host gets a notification.
You'll see the request status update in real time as the Host responds.
If you're a Host (approving an extension)
You'll get an email and an in-app notification when an extension is requested.
Review the dates against your calendar.
Click Approve to accept, or Decline if the dates aren't available.
Once approved, the Booker or Guest's payment method is charged for the additional period.
What happens if the dates aren't available
The Host can decline. The Booker or Guest gets notified and can either pick a different Host for the extension period, or end the original stay on the original date and book a new accommodation. See How does booking work? for the search-shortlist-share-place flow.
Insurance housing extensions
Insurance housing bookings — those placed by an insurance housing company on behalf of a displaced policyholder — follow a different workflow with stricter calendar protections and structured notice periods.
The Off-Market Period (6 months)
When an insurance housing booking is confirmed, the Host's calendar is blocked for six months from check-in. This protects the placement so the stay can be extended without competing bookings. The initial booking covers the contracted period; the remaining months are automatically blocked off-market.
Notice to Vacate (NTV) periods
Every insurance housing booking has an NTV window before the scheduled end date:
Bookings of 60 days or shorter: 14-day NTV period.
Bookings longer than 60 days: 30-day NTV period.
If no extension is requested before the NTV period begins, automatic reminders go to both the Booker and the Host. Either party can give NTV — once given, the calendar is released for all dates after the scheduled end date.
Requesting an insurance housing extension (Bookers)
Open the booking in your dashboard.
Click Request extension.
Enter the new end date. Submit before the NTV deadline.
The Host approves or declines. Payment for the extended period charges to the original payment method.
If approved, the 6-month Off-Market Period resets from the new end date — protecting any further extensions.
Approving an insurance housing extension (Hosts)
You'll get an email and in-app notification. Approve or decline based on your availability. If you decline, the booking ends on the scheduled date and your calendar is released after that date.
Late extension requests (after NTV expiry)
If you submit an extension after the NTV period has expired, the Host's calendar may already have been released and re-booked. The request can still be submitted, but availability is not guaranteed — first-come-first-served applies.
What if the Host can't accommodate the extension?

How payment works on extensions
The extension is charged to the same payment method as the original booking. The flat 8% booking fee applies to the extension portion just as it does to the original — deducted from the Host's payout. See How does the booking fee work? and How do Host payouts work? for details.
Cancellation rules during an extension
The Long-Term Override applies to extensions just as it does to original bookings — within the final 30 days, no refund applies. See How refunds and cancellations work for the full cancellation tiers and timing.
For Hosts: opting into insurance housing
Insurance housing bookings only land at listings where the Host has enabled Insurance Housing Availability. Enabling this setting means accepting the 6-month Off-Market Period, NTV periods, and extension mechanics. You can disable Insurance Housing Availability at any time — existing bookings and their commitments are unaffected.
For Guests: what you need to do
If your stay was placed by an insurance housing company on your behalf, your company handles the extension through the platform — you don't need to do anything. Your company manages dates and payment. If your stay was booked directly, request the extension yourself from your booking details page.
