TL;DR: A partner Host network is a set of Hosts who have agreed to your company's terms in advance. Your Admin sets the terms, invites the Host, and the Host accepts — after that, your terms apply automatically to every booking your Bookers place with them. You can invite Hosts who are already on Radius and operators who aren't on Radius yet; the second group gets an invitation to join first.

Overview
Most companies placing month-to-month stays end up working with the same Hosts repeatedly. Without a partnership, every one of those bookings can mean re-negotiating the same terms each time- the same requirements your organization needs on every placement.
A partner Host relationship settles that once, whether the Host is already on Radius or not. Your Admin configures the terms your company requires, invites a Host, and the Host reviews and accepts them. From that point on, those terms attach automatically to every booking your Bookers place with that Host, and your Bookers can tell partner properties apart at a glance in search results.
Partnerships are agreements between your company and each individual Host. Radius provides the platform that records the terms, shows them to the Host, captures their acceptance, and applies them to bookings — it is not a party to the agreement itself.
How it works — step-by-step
1. Decide which Hosts to invite
Partnerships pay off with Hosts you place with repeatedly, or expect to. A Host you have booked once is usually better handled through the booking thread; a Host whose properties keep coming up in the markets you place in is a good partnership candidate.
That includes operators you already work with offline. They don't have to be on Radius before you can invite them — if they aren't, the invitation doubles as their introduction to it.
📋 Admin: Search from your partner dashboard by name, email, or host company name. If they're on Radius they appear in the list — pick them and carry on. If nothing matches, type their full email address and the search offers Invite that address to Radius instead.
2. Set the terms for this partnership
Partner terms have two parts. Rental agreement terms are the clauses your company requires on every placement - extension procedures, rules, or special provisions.
Performance terms are what you expect of the Host operationally, such as response times and calendar accuracy.
Your company can hold a standard version of each, used for every partner by default, and you can override either one for an individual Host where you have negotiated something specific.
📋 Admin: Set your company defaults once in the partner dashboard, then invite Hosts without re-entering anything. Rental agreement terms layer on top of the Host's own agreement — they do not replace the Host's cancellation policy, House Rules, or damage deposit.

3. Send the invitation
Sending the invitation emails the Host and puts it in your dashboard as pending. Nothing is in force yet — the terms you set are a proposal until the Host accepts them. You can add a personal note, which appears in the email and above the terms when they open the invitation.
What the Host receives depends on whether they're already on Radius:

📋 Admin: Invitations to operators who aren't on Radius yet expire after 30 days, and you can withdraw one at any time from the Waiting on signup list. You can invite as many Hosts as you like, there is no limit on the size of your network.

4. The Host reviews and responds
The Host sees the exact terms you proposed — the full text of both the rental agreement terms and the performance terms, not a summary — and accepts or declines. Their acceptance is recorded against that specific version of the terms, with the date and time.
An operator who wasn't on Radius creates an account first. Signing up is not the same as accepting: once their account exists, your invitation is waiting on their partners page, and they still have to read the terms and accept them there. Until they do, it stays pending exactly as any other invitation would.
🏠 Host: Accepting does not block your calendar, set your rates, or commit you to any particular booking. You can be in more than one partner network at the same time.
📋 Admin: If a Host declines, the invitation closes. You can invite them again later with different terms — a decline is not permanent.

5. Your Bookers complete booings
Once a Host has accepted, your terms attach to their bookings automatically. There is no extra step at checkout and nothing for the Host to re-approve per booking.
👥 Booker: Partner properties are marked with a Partner badge in your search results, on the map, and on the listing page, so you can tell which Hosts your company already has terms with. At checkout you will see the full rental agreement including your company's terms.
6. Changing the terms later
Terms are not frozen — you can update them whenever your requirements change. But because the Host agreed to a specific version, a change has to go back to them for acceptance.
📋 Admin — important: When you change any partner term, that partnership moves to pending re-acceptance until the Host accepts the new version. While it is pending, that partnership pauses: new bookings stop earning the rebate and your rental agreement terms stop attaching. Editing a company default does the same thing for every partner who inherited it — so if you are revising your standard terms across a large network, expect all of those partnerships to need re-acceptance.
Agreements already signed are unaffected. A rental agreement captures the terms at the time of booking and does not change afterwards.
7. Ending a partnership
An Admin can revoke a partnership at any time. Revoking stops your terms attaching to future bookings with that Host; it does not affect stays already booked or agreements already signed.

Common situations
The Host you want to invite is not on Radius yet
Invite them anyway. Type their full email address into the Host search and choose Invite that address to Radius. They get an email explaining what Radius is and what you're proposing, with a link to create a free account and read your terms. They appear under Waiting on signup until they do, and become an ordinary pending partnership once their account exists.
You invited an email address and nothing has happened
They're still under Waiting on signup — nobody has created an account against that address yet. The link is good for 30 days. A direct nudge from you usually works better than a second invitation, since they may not recognize Radius; you can also withdraw it and re-send if the address was wrong.
You need terms on a booking with a Host who is not a partner
Your Booker can request specific terms through the booking conversation thread before the rental agreement is finalized, and the Host adds them. That works well for one-off placements. If you are booking that Host repeatedly, a partnership removes the step entirely.
You are revising your standard terms across the whole network
Every partner who inherited your company default will move to pending re-acceptance at once, and those partnerships pause until each Host accepts. Plan the change with that in mind — tell your partner Hosts it is coming, so re-acceptance is not a surprise sitting in an inbox.
A Host is in another company's partner network too
That is expected and it does not affect you. Each company's terms apply only to that company's bookings, and a Host can hold several partnerships at once.
Frequently asked questions
Does a partnership guarantee the Host will accept our bookings?
No. A partnership settles the terms, not the availability. The Host still controls their calendar, their rates, and whether they accept any individual booking request.
Can we invite an operator who isn't on Radius?
Yes. Enter their full email address in the Host search and choose to invite that address. They receive an introduction to Radius alongside your proposed terms, and a link to create a free account. The terms you set are held against that invitation until they sign up — you don't re-enter anything.
What if the email address already has a Radius account?
Then you'll find them in the Host search and should invite them that way — they get the invitation in-app rather than a signup link they don't need. If you try to invite an address that already has an account, we'll tell you to search for them instead.
Does signing up mean they've accepted our terms?
No, and this is deliberate. Creating an account and agreeing to a rebate are two different decisions. A new Host lands on their partners page with your invitation pending, reads the full terms there, and accepts or declines — and it's that moment the acceptance record captures.
Can we set different terms for different Hosts?
Yes. Your company defaults apply unless you override them for an individual Host. A Host sees whichever version applies to them — and the terms shown to them say whether they are your standard terms or something negotiated specifically.
What happens to bookings already in progress when we change terms?
Nothing. A rental agreement records the terms as they stood when the booking was made, and stays that way. Changes apply to future bookings only, once the Host has accepted them.
How do we know which terms a Host actually agreed to?
Each acceptance is recorded against the exact version of the terms that was on screen when the Host accepted, with the date and time. Changing the terms later creates a new version to be accepted — it does not overwrite the record of what was agreed before.
Can a Booker invite a Host, or is it Admin-only?
Partnership invitations and terms are managed by Admins. Bookers place stays with partner Hosts but do not set or change the terms.
